Bvlgari Unveils First Mansion at New Ultra-Luxury Resort in Bodrum

Bulgari is offering a first glimpse into its ultra-exclusive coastal enclave on the Aegean.

The brand unveiled this month the first completed mansion at Bvlgari Resort and Mansions Bodrum — a debut that sets the tone for one of the most ambitious luxury residential projects on the Turkish Riviera.

Developed by AHEN, the company founded by Mehmet Cengiz of Cengiz Holdings, and designed by ACPV ARCHITECTS Antonio Citterio Patricia Viel, the project occupies the tip of a secluded 60-hectare peninsula, offering uninterrupted views of the surrounding twin bays. The full masterplan will feature 101 Bulgari-branded mansions, ranging from three to six bedrooms, alongside a luxury resort and wellness facilities spread across 68 hectares of terraced Mediterranean gardens.

Now open for private visits, the first completed residence showcases the refined, Mediterranean elegance at the heart of the brand’s design DNA. The six-bedroom mansion spans two levels and features a sculptural staircase, a soaring double-height living area, and a Molteni&C | Dada Engineered kitchen. Additional amenities include a Technogym-equipped fitness space, massage room, and furnishings sourced from Maxalto, B&B Italia, Flexform, and others. Decorative lighting is provided by Flos, FontanaArte, Aggio, and Oluce, with carpets by Altai.

Celebrating the intersection of cultures, the interiors also highlight Turkish contemporary artworks by Mübin Orhon, Ergin İnan, and Devrim Erbil, along with vintage Iznik-style ceramics and an 18th-century Anatolian Kilim.

Outdoors, a 16-meter infinity pool anchors a private garden overlooking the sea, framed by a dining terrace, fireplace lounge, and secluded beach with a private deck. All residences are discreetly integrated into the hillside, with rooftop plantings and native landscaping designed by award-winning firm Cracknell. The regenerative approach incorporates local flora, water-wise solutions, and shaded walkways to preserve biodiversity and enhance the site’s natural beauty.

Sustainability is a core focus. Exteriors are clad in travertine and sandstone, interiors in local Denizli travertine and Perla Rocca quartzite, and high-performance windows maximize thermal efficiency. Stone excavated during construction was reintegrated into the site, and all homes are fitted with low-impact climate control, lighting, and water systems. Lighting throughout the property was conceived by ZKLD, known for their environmentally sensitive designs.

When completed, owners of the 101 hillside and seafront villas, ranging from 850 to 2,800 square meters, will have access to a host of high-end resort amenities. These include signature dining venues like Il Ristorante – Niko Romito, Hōseki, a Mediterranean seafood restaurant, La Spiaggia beachfront dining, and the iconic Bulgari Bar. A 2,200-square-meter spa will offer advanced wellness treatments such as hyperbaric therapy, zero-body dry flotation, and a Himalayan salt sauna.

Two private beach clubs, a sea-view amphitheater for cultural events, and personalized property management services round out the residential offering.

With the first residence now complete, Bulgari is one step closer to delivering a new benchmark for coastal luxury in the Mediterranean.
