Rosewood Hotels & Resorts has announced the restoration of Miami Beach’s iconic hotel, The Raleigh, representing the brand’s entrance into the Miami market. Set to open in 2025, Rosewood is partnering with SHVO, the New York-based real estate development and investment firm, to revive and restore the property, which is being designed by architect Peter Marino. Located at 1775 Collins Avenue, the three-acre retreat with 220 feet of ocean frontage in the heart of Miami’s Art Deco district will have three components: A 60-key hotel managed by Rosewood; Rosewood Residences Miami Beach, a newly built 17-story oceanfront tower featuring 44 residences; and a private member’s club offering beachfront dining and leisure.
Marino is spearheading the design and restoration of the property in partnership with Miami-based Kobi Karp Architecture. Keeping the property’s history in mind, The Raleigh’s favorite gathering places, the Martini Bar and Tiger Room, will be restored and revamped with an eye for both Miami’s historic Art Deco elegance and its modern roots.
Originally built in the 1940s by Miami architect Lawrence Murray Dixon, The Raleigh will be complemented with the addition of its two historic neighbors, the Richmond and South Seas Hotels, with each building’s historic Art Deco façade restored and integrated within the ultra-luxury hotel. SHVO purchased The Raleigh, South Seas, and Richmond Hotels in 2019 with Deutsche Finance America.
Working in close collaboration with the Miami Beach Historic Preservation Board, SHVO’s restoration plans are underway and include Miami’s most iconic swimming pool known for its curvaceous design and tropical foliage.
The contemporary new tower adjacent to the historic hotel will house Rosewood Residences Miami Beach featuring 44 private homes with unobstructed ocean views and ocean proximity. The tower’s façade, inspired by Marino’s ongoing architectural commissions for Chanel, features white columns and black mullions while prioritizing large windows for maximum light, air and ocean views. The residences are accessible via private porte-cochere and two dedicated residential lobbies featuring art and furnishings curated by Marino.
