The Ritz-Carlton is set to make its entry into Mexico’s Caribbean coast with the planned opening of The Ritz-Carlton, Riviera Maya and The Ritz-Carlton Residences, Riviera Maya. The project was announced by Desarrolladora Arca together with its sales team, IMI Worldwide Properties.
The resort and residences are situated among 220 acres of jungle and mangroves, and offer views of the Caribbean Sea and Yucatan coastline. The site offers 1,600 feet of private crescent-shaped shoreline ideal for swimming, reef snorkeling, paddle boarding and other water sports. Sales and construction will begin this year, and the first phase of the community is expected to debut in 2026 with 29 residences and The Ritz-Carlton, Riviera Maya. The Ritz-Carlton Residences, Riviera Maya will consist of 127 furnished residences when completed.
The Ritz-Carlton, Riviera Maya will have 300 rooms and suites, four pools and The Lagoon—a family-friendly swimming and splash-play area. F&B options will include Bonfire, showcasing grilled items; Sagrado, a traditional Mexican bakery and café, offering on-the-go options; Excursion Lounge, serving quick bites; The Farmhouse, a farm-to-table concept; Aldea, a minimalist, indigenous food market; and The Beach Club. Guests can enjoy al fresco dining at Restaurant Central—an open-air food hall with six venues, complete with an on-site distillery, wine cellar and speakeasy. The resort will also introduce The Spa, Kids Club, Teens Club and The Racquet Club, offering professional tennis and pickleball courts.
The Ritz-Carlton Residences, Riviera Maya, however, are being envisioned as a self-contained village. Incorporating organic materials, the residences include:
- Beachfront Estates – Located on the shores of the Caribbean Sea, these five-bedroom estates are a limited offering, with only 13 residences available for purchase. Each estate will offer living spaces spread across three levels, encompassing over 3,500 square feet.
- Grand Residences – Offering a selection of two- and three-level condominiums, Grand Residences will have versatile layouts with three- and four-bedroom configurations, each starting at nearly 3,000 square feet. The 82 Grand Residences offer jungle views.
- Mangrove Cottages – This collection of 32 cottages includes two- and three-bedroom condominiums, available in one- or two-level configurations, ranging from 1,600 square feet to over 2,000 square feet. Each residence will afford vistas of dense mangroves and jungle canopies.
The Residences will also include custom-designed kitchens with appliances and large walk-in closets as well as outdoor living features such as summer kitchens, private plunge pools and terraces framing ocean views.
Owners will enjoy exclusive experiences including a private concierge, in-residence chef, on-demand personal shopper, on-site childcare services, tailored fitness training, in-residence spa treatments and exclusive access to The Catamaran Club, a residents-only beachfront enclave. Owners will also receive a package of Marriott Bonvoy benefits such as complimentary “Platinum Elite” status for two years, 50 percent bonus points on stays, 24/7 Elite Reservations support and more.
The community is located a 45-minute drive from Cancún International Airport and an hour away from Tulum’s recently opened international airport. The region also provides opportunities for nature pursuits and wildlife encounters, from exploring underground caves and cenotes to hiking through mangrove forests and jungle terrain, home to the Yucatan jay, red-eyed tree frog, black howler monkey and white-nosed coati.
